Two houses on the same street can differ by a third on the same job. Pitch, layers, decking and access account for nearly all of it.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

No cost to you. Contractors pay us, you do not.

Architectural asphalt shingle$13,000 – $29,500About $675 – $975 a square. Rated life 25 to 30 years.
3-tab asphalt shingle$10,500 – $21,000About $550 – $700 a square. Rated life 15 to 20 years.
Impact-rated asphalt shingle$16,000 – $39,000About $850 – $1,300 a square. Rated life 25 to 35 years.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Anaheim is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

Installed ranges for a 25-square roof in Anaheim, CA. One square = 100 square feet.
CoveringPer squareTypical whole roofExpected life
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$675 – $975$13,000 – $29,50025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$550 – $700$10,500 – $21,00015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$850 – $1,300$16,000 – $39,00025 to 35 years
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,200 – $2,100$23,000 – $63,00040 to 60 years
Standing-seam metalThe long game. Costs double up front and outlives two shingle roofs.$1,500 – $2,700$28,500 – $81,00040 to 70 years

What moves the price

  • How much decking turns out to be soft once the covering is stripped
  • Access — a truck that cannot get near the house adds hours to every load
  • Where you land in the season; crews discount when the phone is quiet
  • Whether the valleys, drip edge and step flashing are being replaced or reused
  • The number of penetrations: chimneys, skylights, vents, solar mounts

Locally

They also drive ember risk, which is why vent screening and Class A assemblies matter more here than the colour of the covering.

Use these as a sanity check rather than a quote. If every number you are shown sits well outside this range in either direction, that is worth asking about.

These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Anaheim is built. No contractor is bound by them.

Questions about price

What warranty should I expect?

Two separate things. The manufacturer covers the material for its rated life, but only if it was installed to their specification. The contractor covers workmanship, commonly five to ten years, and only for as long as they are trading.

I rent. Can I use this?

Only the owner can approve roofing work. If you are renting, the fastest route is to send this to your landlord or property manager rather than gathering quotes nobody can act on.

What should I do to prepare?

Clear the driveway, protect attic storage from falling dust, and plan for two loud days. Agree in advance where the dumpster goes and who sweeps for nails.
